Why Do I Have to Complete a Preliminary Residential Rental Application?
I get that question a lot and surprising when I provide the answer, many still either don’t understand the need for it or resent the fact that Bham WIiRE Realty and Property Management requires it.
Bham WIiRE Realty requires a preliminary application primarily for the following two reasons:
- The preliminary application serves as our scheduler. Since we can rarely drop everything that we’re doing to show a property, we use the preliminary rental application as a means to set our appointments. It also tells us a little bit about the person or persons that we will be showing the property to.
- It’s a way for us to screen the prospective tenant to see if there is even a chance that they might qualify for the particular home of interest. If you think about it, , what sense does it make to show a home to someone who won’t be able to qualify for it?
Some prospective tenants feel that asking them to fill out a preliminary application is a lot to ask. While on the other hand, they don’t seem to think it’s a lot to ask of us to show them a property for which they may not even qualify. Once we explain this to them, some get it and some don’t. Some people even try to get us to change our policy and show them the property anyway. This is unlikely to happen for 2 reasons:
- We must know something about the person or persons that we will be meeting at a property for safety reasons
- A prospective tenant who is not willing to follow policy and procedure now before becoming a tenant may be an indication of what type of tenant they might be after becoming a tenant (if that happens, which it won’t if they don’t fill out the preliminary application).
In the end, we do understand that prospective tenants don’t want to go through the trouble of filling out a preliminary application and we aren’t mad at you. So please don’t take it personally if when we refuse to alter our policy. Not ever property management company requires this and maybe you would best be served if you looked at the properties of those managers or landlords that don’t require the preliminary application.
